Saltoro is a thematic investor focused on uncovering “alpha” in private real estate. Our approach is top-down, identifying needs that can be addressed through real estate solutions and then pinpointing optimal opportunities and partnerships. We take exceptional care to source and structure investments in a manner that befits sophisticated capital.

Saltoro adheres to a top-down investment framework, assessing macroeconomic trends, demographic shifts and supply-demand imbalances to identify opportunities with both growth potential and a margin of safety. Our investments exhibit one or more of the below characteristics.

Investment Approach

Bias for Cash Flow

Given the uncertainty around interest rates and real estate valuations, Saltoro favors cash flowing assets that can be financed with accretive debt. This is particularly true in asset classes where fundamentals are in a short-term slowdown or reversal.

High Barrier to Entry Locations

Preference for non-commodity locations with staying power that produce a long-term value premium and are subject to reduced supply threats. This is especially true for development projects that lack in-place cash flow.

Demographic Shifts

Saltoro targets markets and asset classes that stand to benefit from employment or population growth as well as changes in the demographic composition of a local, regional or national population.

Distressed Opportunities

Certain segments of the real estate market are distressed or undervalued due to operational challenges and/or over-leverage. Saltoro actively seeks to capitalize on such unique situations.
