Bias for Cash Flow
Given the uncertainty around interest rates and real estate valuations, Saltoro favors cash flowing assets that can be financed with accretive debt. This is particularly true in asset classes where fundamentals are in a short-term slowdown or reversal.
High Barrier to Entry Locations
Preference for non-commodity locations with staying power that produce a long-term value premium and are subject to reduced supply threats. This is especially true for development projects that lack in-place cash flow.
Demographic Shifts
Saltoro targets markets and asset classes that stand to benefit from employment or population growth as well as changes in the demographic composition of a local, regional or national population.
Distressed Opportunities
